Section 507.1/Unlimited Area Buildings

IBC 507 permits unlimited building area for certain occupancies under specific conditions including construction type, sprinkler protection, and perimeter open space.

What this section requires

The IBC generally limits building area based on occupancy and construction type per Section 506.2. Section 507 provides exceptions that permit unlimited area under controlled conditions. Section 507.2 permits one-story Group F-2 (low-hazard factory) and S-2 (low-hazard storage) buildings of Type II-B or better construction without sprinklers, provided the building is surrounded and adjoined by public ways or yards not less than 60 feet wide. Section 507.3 expands the permitted occupancies for sprinklered one-story buildings to include Groups A-4, B, F, M, and S, among others, with Type II-B minimum construction, an NFPA 13 sprinkler system, and 60-foot open space on all sides. Section 507.4 extends unlimited area to two-story sprinklered buildings for Groups B, F, M, and S with Type II-B minimum construction and 60-foot open space.

Why this section exists

Large single-story buildings like warehouses, big-box retail stores, convention centers, and manufacturing plants routinely exceed the tabulated area limits. The unlimited area provisions allow these buildings by requiring fire department access on all sides (the 60-foot open space), automatic sprinkler protection, and noncombustible construction. The 60-foot open space ensures fire apparatus can reach all exterior walls. The sprinkler requirement controls fire growth within the large floor plate. Combined, these measures provide equivalent protection to the area limits that apply to buildings without these features.

What plan reviewers look for

Plan reviewers check the site plan for the 60-foot open space requirement on all sides of the building. They verify the construction type is at least Type II-B (noncombustible). For sprinklered buildings under 507.3 and 507.4, they confirm an NFPA 13 sprinkler system is provided throughout. They verify the occupancy is listed among the permitted groups for the applicable subsection. For two-story buildings under 507.4, they check the additional restrictions on occupancy types. They verify that height limits are still met even though area is unlimited.

Common violations

60-foot open space not maintained on all sides
An unlimited area warehouse is proposed with a 40-foot setback on the east side due to an adjacent property. Section 507 requires the building to be surrounded by open space not less than 60 feet wide on all sides. The building area must be reduced to comply with Section 506.2, or the site plan must be revised to provide the full 60-foot clearance.
Occupancy not permitted for unlimited area
A one-story Group A-2 (restaurant/bar) building is proposed as unlimited area under Section 507.3. Group A-2 is not among the occupancies permitted under 507.3 for unlimited area. The building must comply with the area limits in Table 506.2.
Compliance tip
On the site plan, dimension the setback to the property line or nearest structure on all four sides and verify each is at least 60 feet.
