Section 306.5/Equipment Access and Service Clearances

IMC 306.5 requires adequate access and working space around mechanical equipment for inspection, service, repair, and replacement.

What this section requires

Mechanical equipment must have adequate clearance for inspection, service, repair, and replacement. A minimum 30-inch by 30-inch level working space with at least 30 inches of clear headroom is required at the control side of the equipment. An unobstructed access opening of sufficient size to allow removal of the largest piece of equipment must be provided. Attic and crawl space equipment must have a passageway at least 30 inches high and 22 inches wide with a solid continuous floor.

Why this section exists

HVAC equipment requires regular maintenance (filter changes, coil cleaning, belt replacement) and eventual replacement. If the equipment is installed without adequate access, maintenance is deferred or impossible, leading to poor indoor air quality, energy waste, and premature equipment failure. The clearance requirements ensure technicians can physically reach and service the equipment safely.

Plan reviewers check the mechanical floor plan and equipment schedules for clearances around air handlers, furnaces, condensing units, and other equipment. They verify that service panels are accessible, that equipment in attics or crawl spaces has the required passageway, and that equipment can be removed through the provided access path.

Equipment in tight mechanical room
Multiple pieces of equipment are shown in a mechanical room without adequate clearance between them or between equipment and walls for service access.
Attic equipment without access passageway
An air handler is shown in the attic but no access passageway with a solid floor, 30-inch height, and 22-inch width is detailed from the access opening to the equipment.
No removal path for equipment
Equipment is installed through a rough opening during construction that will be closed in by finishes, with no plan for how the equipment will be removed when it reaches end of life.
Compliance tip
Dimension the clearances around all mechanical equipment on the mechanical floor plan. For attic and crawl space installations, show the access path with dimensions. Note the service side of each piece of equipment and verify the 30-inch working space is clear.
